Explain what needs to change
Describe the current property condition and the planned transition, such as renovation, lease-up or repositioning. Show the work already completed separately from future milestones.
Match the capital request to the plan
Summarize acquisition or refinance costs, planned improvements, carrying costs and sponsor contribution. Explain when capital is needed and which figures are estimates.
Describe the intended repayment path
Identify whether repayment is expected through a sale, permanent financing or another source. Explain the conditions required for that outcome and the supporting assumptions. A planned exit is not a guarantee that a buyer or future lender will be available.
Identify dependencies before review
Flag permits, tenant commitments, completion milestones and other unresolved matters. Alliance reviews the property, sponsorship, timing and business plan before seeking potential third-party capital sources.
