Start with a one-page transaction summary
Identify the property, requested financing, use of proceeds, estimated value or purchase price, existing debt and target closing date. Explain what is known and what still needs confirmation. Distinguish actual results from forecasts.
Organize the property records
For an operating property, prepare the current rent roll and operating statements with their reporting periods. Include lease details, known vacancies and planned improvements. For a purchase, include the executed purchase agreement when available and identify important deadlines.
Explain the sponsor and capital structure
Summarize ownership, relevant experience, cash contribution and the proposed borrowing entity. Outline project costs, existing obligations, proposed financing and other capital sources so the request can be understood as a whole.
Share documents through the application
Use Submit Your Deal to provide the transaction details and supporting files. Do not put bank statements, tax returns or identity documents in public social-media comments. The reviewing team may request additional records based on the property and capital provider.
