Confirm the current obligation

Locate the maturity date, outstanding balance and relevant provisions in the existing loan documents. Identify any extension conditions or prepayment provisions for discussion with your existing lender and professional advisers. Do not assume an extension is available.

Update the property story

Prepare a current rent roll, recent operating statements and a summary of material lease changes. Explain vacancies, capital improvements and changes to the business plan since the original loan closed.

Separate the financing request from available proceeds

State whether the goal is to repay existing debt, finance improvements, change ownership or request cash out. A proposed loan amount and the cash available after payoff, costs and reserves are different figures.

Give the review team the real timeline

Include the maturity date and other contractual deadlines in your request. The time needed for valuation, documentation and underwriting varies. Alliance can review the scenario and potential third-party capital sources; a request is not a commitment to refinance.
